Knight Webb are pleased to announce the completion on-time, on-budget of a brand new 90,000 sq ft Build-to-Suit Fulfillment constructed for UK leading Supermarket retailer Waitrose.
The BREEAM excellent rated building situated in Coulsdon, South London was developed on behalf of logistics development specialist Evander Properties. The project constitutes a total investment of £30 million and serves as the retailers very first bespoke e-fulfillment centre creating over 600 jobs.
The deal was signed back in October 2013 after a complex site assembly and acquisition process. Evander is backed by British Airways Pension Fund who will own the completed development.
The project represents the second transaction inside 18 months between the parties. Knight Webb on behalf of Evander also completed a 420,000 sq ft regional distribution centre also purpose built for Waitrose in April 2012 at their Matrix Park development in Chorley, Lancashire.

Knight Webb are pleased to announce that the 90,000 sq ft dot.com fulfillment centre constructed for leading UK Supermarket retailer Waitrose has been awarded “Deal of the Year” in the 75,000-250,000 sq ft category at the prestigious Industrial Agents Society (IAS) Awards. The Awards held annually recognise outstanding achievement in the UK Industrial Property & Development Sector and attended by over 600 industry professionals.
The project constructed on at a 6.6 acre site in Coulsdon, South London, was recognised by the judges as an outstanding achievement, noting the complexity of the land assembly and the demanding specification and target delivery timeframe.
It was successfully completed delivered against a challenging programme and exacting sustainability targets set by both Waitrose and the London Borough of Croydon, achieving a BREEAM ‘Excellent’ rating.
It incorporates a range of cutting edge environmental features including use of extensive solar panels and electric charging points for 25% of vehicles. The scheme was forward funded by British Airways Pension Trustees. Knight Webb provided technical support throughout the project and also acted as Fund Managers.

Following the successful completion of the new 99,300 sq ft build to suit warehouse developed for Dr Martins Airwair, Knight Webb have confirmed a further instruction received by leading Industrial & Logistics developer Roxhill on the next two built-to-suit industrial & warehouse units to be developed at Warth Park, Northampton.
Negotiations are almost complete with two new end user, occupiers, with planning permission secured for one of the units.
Works are due to start in October 2014 and May 2015 respectively marking the next successful stage of build-to-suit development of the park which totals 80 acres overall, capable of accommodating upto 1.3 million sq ft of development.
Warth Park is an established industrial and warehouse location with existing occupiers including Avery Dennison, Indesit, Robert Wiseman Dairies, Gem Distribution Limited and Geopost.
Knight Webb are pleased to announce the successful completion and handover of construction of a new, single storey 150,320 sq ft extension for leading UK/European Print Company Polestar on their existing production facility in Sheffield.
Polestar are Europe’s largest independent print organisation. The Polestar production plant in Sheffield can comfortably boast that it is one of the few elite printing sites in Europe, producing 2.5 million catalogues, magazines, brochures and supplements every 24 hours.
Working to a challenging project brief in close liaison with Polestar, Knight Webb used its previous experience of print production equipment and processes to enable bespoke civil and structural works to be designed and procured as enhanced works within the building contract. This was carried out in accordance with the technical specification as set out on the Landlord’s works agreement.
The final project mandate was to deliver a high volume, high specification print production facility to accommodate high performance print press machinery and equipment featuring strict and stringent press base tolerances and settlement criteria.
Construction was carried out by Buckingham Group Contracting and commenced in February 2014 with ground improvement works with strict vibration control measures to protect the adjacent live printing engraving equipment.
Full access to the warehouse for Polestar was achieved 3 weeks ahead of programme to allow Polestar to proceed with their extensive fit out.
Knight Webb are pleased to announce the successful completion and handover of the development of a new 99,300 sq ft single storey build-to-suit distribution warehouse and UK Headquarters developed for Airwair International – the company behind the famous Dr Marton shoe-brand, on behalf of leading industrial developer Roxhill.
The development which took 9 months to develop was constructed at Roxhill’s 80 acre Warth Park development site in Raunds, Northampton and also features 4,700 sq ft of office accommodation.
The construction started on Site in December 2013 with Winvic Construction the main contractor and also incorporated a full racking, sprinklers and lighting fit-out programme.
Airwair moved from their existing facility in Rushden to this purpose built UK Distribution Headquarters.
Development is the third instruction awarded to Knight Webb by Roxhill within the past 18 months.
Knight Webb are pleased to announce the successful completion and handover of a 72,000 sq ft building extension on behalf of leading Industrial Investor & Developer Blackstone Logicor and Industrial Asset Manager’s Anglesea.
Working closely with Development Managers Evander Properties Knight Webb completed the extension for leading car interior manufacturing specialists International Automotive Components (IAC) on their existing 140,000 sq ft production facility in Coleshill, Birmingham to create a newly expanded, state of the art facility of 212,000 sq ft
The Coleshill facility fulfills contracts for Jaguar Land Rover, supplying parts for the Range Rover Evoque and new Range Rover Sport models.
Construction commenced at the beginning of October 2013 with Readie Construction as the Main Contractor.
Delivery included the shell works together with tenant enhanced works, the scope of which was developed by Knight Webb and then incorporated within the Building contract. The project required close coordination with IAC so as not to impact on the existing live facility.
